The map, in one paragraph
Charleston's luxury market is three places that happen to share a harbor. The peninsula is the historic city: walkable, regulated, and priced by the block. The beaches are the barrier islands: Sullivan's Island and Isle of Palms fifteen to twenty-five minutes northeast, Kiawah and Seabrook forty-five minutes southwest, each with its own rules about size, rentals and membership. The waterfront is everything with a dock between them: Daniel Island, the Mount Pleasant harbor front, and the deep-water estates on Johns and Wadmalaw islands. A relocating household usually knows which of the three it is after one visit. The work is in the second decision.
The peninsula: $3,000,000 buys a renovated house, not a trophy
Downtown Charleston's 2025 median was $1,940,000, and by June 2026 the monthly median had reached $2,640,000 with an average above $3,750,000. At $3,000,000 to $4,500,000 a buyer is looking at a restored single house in Harleston Village, Ansonborough or the upper boroughs, often with off-street parking, a courtyard and a kitchen that has been redone in the last decade. Recent sales in that band include 73 Church Street at $3,920,000 (May 2026), 69 King Street at $4,587,400 (March 2026) and 90 East Bay Street at $3,495,000 (February 2026). South of Broad proper starts higher for anything with a harbor view, and the top of the district runs to $18,250,000 for the John Ravenel House on East Battery.
Two things define peninsula ownership. The Board of Architectural Review reviews exterior changes visible from the street, so a renovation plan is checked against the board before the purchase, not after. And the whole lower peninsula is a flood hazard area, so the elevation certificate and the flood history drive both the insurance line and the resale.
The beaches: scarcity on Sullivan's, choice on Isle of Palms, a gate on Kiawah
Sullivan's Island posted the highest median in the region in 2025, $4,200,000, and $5,025,000 year to date through May 2026. The reason is ordinance: house size is capped by lot size (2,400 square feet on a 5,000-square-foot lot), half of every property must stay landscape, and short-term vacation rentals have been prohibited since about 2001. At $3,000,000 a buyer is on the back island or a few rows off the beach; the oceanfront runs to $13,500,000.
Isle of Palms is larger, allows licensed short-term rentals and includes the gated Wild Dunes resort with two Tom Fazio courses. The 2025 median was $2,660,000 across 132 sales, and the June 2026 monthly median was $3,230,000. The island's ceiling doubled in two years: $14,200,000 in April 2025, then $15,000,000 at 1 44th Avenue in May 2026. At $3,000,000 to $4,000,000 a buyer can be on the ocean side of the island or on the Intracoastal with a dock.
Kiawah Island is private and gated, with about ten miles of beach and seven courses. The first-half 2026 single-family median was $3,975,000, and the island's oceanfront has sold to $18,800,000. The question that comes before price is membership: Kiawah Island Club membership comes with select qualifying properties, cannot be added later to a home that was not offered with it, and is mandatory in Cassique and The Settlement. Seabrook Island, next door, requires club membership on every purchase and had a 2025 median of $1,460,000, which makes it the sea islands' entry point.
The waterfront: Daniel Island and the Mount Pleasant harbor front
Daniel Island is the planned island town between the Wando and Cooper rivers, fifteen minutes from the peninsula, with its own downtown, schools and country club. Its 2025 median was $2,110,000 and it moved in 26 days, the shortest of any luxury submarket. By mid-2026 the single-family median was $2,400,000, up more than 40 percent. At $3,000,000 to $5,000,000 a buyer is on deep water in Daniel Island Park or Captain's Island, where the island record was set at $12,500,000 in November 2025.
Mount Pleasant's waterfront is a thin ribbon: the Old Village, I'On and the harbor-front streets. Lower Mount Pleasant's 2025 median was $1,200,000, but the Old Village bluff produced the town's record at $14,950,000 and a $14,000,000 sale in August 2025. At $3,000,000 to $5,000,000 a buyer is in I'On on a lake or creek lot, or in the Old Village a street or two from the harbor.
How relocating buyers actually choose
By how they want to spend a Tuesday. Walk to dinner and live inside the history: the peninsula. Beach every morning and a town that will never change: Sullivan's. Beach with the option to rent, or a gate and a resort: Isle of Palms and Wild Dunes. Golf, privacy and a club that organizes the year: Kiawah or Seabrook. A boat, a dock, new construction and neighbors with children: Daniel Island or the Mount Pleasant waterfront. Most households know after one trip, and DHG plans that trip around a short list rather than a scattershot weekend.
Then the practical layer. Flood zone and elevation on the peninsula and the islands. The club documents on Kiawah and Seabrook. The rental ordinance on Sullivan's. The commute from Daniel Island at 8 a.m. DHG pulls those answers before the first showing, so a buyer from Chicago decides on facts rather than photographs.
Where the buyers come from
The Census metro-to-metro flows show the New York metro as the largest net source of movers to Charleston, with Washington, Chicago, Boston and Fairfield County, Connecticut also net contributors, and Charlotte, Greenville and Atlanta sending large gross flows. Brokers working the sea islands say about 80 percent of their luxury buyers come from outside South Carolina, and brokers downtown name Charlotte, Atlanta, New York, Ohio and California as feeder markets. Realtor.com estimated Charleston County prices rose 81.3 percent between October 2019 and October 2025, third among the top 100 U.S. markets. The migration is the market.

What decides the outcome
A $3,000,000 budget buys a different life in each of Charleston's three luxury markets, and the right one is a question of how you want to live rather than which has the better chart. DHG runs the search from the first video tour to the keys, and through Christie's International Real Estate handles the sale of the home you are leaving in the same conversation.
