Moving to Charleston from Chicago: Trading the Lake for the Harbor

Chicago sends a steady stream of households to Charleston every year. The ones who do it well treat the move like a deal: facts first, then the house.

Chicago to Charleston, by the numbers

The Census metro-to-metro flows show roughly 600 people a year moving from the Chicago metro to the Charleston metro in the 2015 to 2019 period, a net gain to Charleston of about 300, and the 2016 to 2020 average puts Chicago among the top ten net sources. Brokers on Kiawah name Chicago alongside New York and California among the markets their buyers come from, and a 2024 Kiawah roundup listed buyers from Chicago, Houston and Indianapolis by name. DHG publishes Southern Escapes, a weekly media property about the migration to the Carolinas, and Illinois is one of the four states it was built for.

Where Chicagoans land

A Lincoln Park or Gold Coast household that wants a city life lands on the peninsula: walkable, restaurant-dense, historic, regulated by the Board of Architectural Review. Downtown's 2025 median was $1,940,000 and the June 2026 monthly median $2,640,000; $3,000,000 to $4,500,000 buys a restored single house in Harleston Village, Ansonborough or the French Quarter, and South of Broad with a harbor view starts higher. A North Shore household replacing a Winnetka or Lake Forest house with a beach lands on Sullivan's Island (2025 median $4,200,000, no short-term rentals, a town that caps house size), Isle of Palms ($2,660,000, licensed rentals, the gated Wild Dunes resort) or Kiawah (first-half 2026 single-family median $3,975,000, private and gated, club membership with select properties). A household with children and a boat lands on Daniel Island (2025 median $2,110,000, 26 days on market) or the Mount Pleasant waterfront.

The lake-to-harbor translation is direct. Lake Shore Drive becomes East Battery or Murray Boulevard. A Winnetka lot becomes a Sullivan's Island lot, with the ocean where Lake Michigan was. The difference is that the water here is tidal and the houses are built for it, which is the next section.

What replaces the co-op board

Chicago buyers are used to board packages, assessments and reserve studies. Charleston's equivalents are different documents. On the peninsula, the Board of Architectural Review has reviewed exterior changes visible from the street since 1931, and any demolition regardless of age, so a renovation plan is checked against the board before the purchase. Everywhere near the water, the elevation certificate records the finished floor against base flood elevation and sets the flood insurance premium; the city has required two feet of freeboard for new residential construction since July 2020. On Kiawah and Seabrook, the club documents decide whether membership comes with the house and what it costs. DHG pulls all three before an offer, the way a Chicago attorney would pull the condo declaration.

The tax question

South Carolina assesses an owner-occupied legal residence at 4 percent of fair market value and other real property, including a second home, at 6 percent, under Section 12-43-220 of the state code. On a $5,000,000 house the primary-versus-secondary decision changes the annual bill materially, and a Chicago household that keeps a city residence for a year or two should run both numbers with its accountant before deciding which house is which. DHG runs them on every property a client is considering. This is general information, not tax advice.

Flights, winters and pace

Nonstop flights between Charleston and O'Hare or Midway run about two hours, and the airport is fifteen to twenty minutes from the peninsula and Daniel Island. Winter is the season Chicagoans move for, and it is also the season the beach markets are quietest, which is a buying advantage. The one place the pace is not slower is the housing market: the right house at the right price goes under contract in days, which is why an out-of-state buyer needs an advisor who already knows the inventory, listed and unlisted.

How DHG runs a search from Chicago

A first conversation about goals, budget and timeline. A short list rather than a scattershot weekend, with the first trip planned to show the peninsula, the beaches and the waterfront in a day. Live video tours with plain notes on what the camera flatters. Flood, BAR and club research before any offer. Proof of funds or lender pre-qualification structured so your offer reads as the strongest in the stack. And, through Christie's International Real Estate, an introduction to the affiliate advisor in Chicago to sell the home you are leaving, with both transactions timed to land in the right order.

What decides the outcome

Chicago to Charleston is a move made by hundreds of households a year, and the ones who do it well decide on documents: the submarket, the tax status, the elevation certificate, the club file. DHG supplies them, reads them with you, and handles both ends of the move.

Considering a conversation

Questions

Frequently asked.

Where do Chicagoans move in Charleston?

City households from Lincoln Park or the Gold Coast tend to choose the peninsula; North Shore households replacing a lakefront house choose Sullivan's Island, Isle of Palms or Kiawah; families with a boat choose Daniel Island or the Mount Pleasant waterfront. DHG shows all three in one trip.

How are property taxes different for a second home in South Carolina?

South Carolina assesses an owner-occupied legal residence at 4 percent of fair market value and other real property, including a second home, at 6 percent. The difference compounds through the millage rate, so the primary-versus-secondary decision changes the annual bill materially. DHG runs both numbers on any house a client is considering; your accountant should see them too.

Can I buy in Charleston without being there?

Yes. DHG runs live video tours, writes a plain read on each house, and pulls flood, BAR and club documents before an offer. Several DHG sales have closed with the buyer seeing the home in person only at the inspection.
