Moving to Charleston from Connecticut: From the Sound to the Ocean

Greenwich, Darien and Westport send more households to Charleston than their size suggests. The shoreline house has an obvious successor here. The rules do not.

Fairfield County to Charleston

The Census metro-to-metro flows show the Bridgeport-Stamford metro, which is Fairfield County, sending about 370 people a year to Charleston in the 2015 to 2019 period with a net gain to Charleston of roughly 310, one of the strongest sources relative to its size. It sits alongside the New York metro, the largest net source of all, and Boston. Sea-island brokers put the out-of-state share of their luxury buyers near 80 percent, and the New England shoreline household is a familiar one on Sullivan's and Kiawah.

The shoreline house and its successor

A Fairfield County waterfront house faces Long Island Sound; its Charleston successor faces the Atlantic or the harbor. Sullivan's Island is the closest analogue to a Greenwich or Darien shore town: a residential island fifteen minutes from downtown, full-time neighbors, a short restaurant row, and a town that caps house size by lot, requires half of every property to remain landscape and has prohibited short-term vacation rentals since about 2001. Its 2025 median was $4,200,000, the region's highest, and its record is $13,500,000. Kiawah is the club island: ten miles of beach, seven courses, a first-half 2026 single-family median of $3,975,000, and a membership that comes with select properties and cannot be added later. The Mount Pleasant harbor bluff in the Old Village is the Charleston version of a Rowayton or Southport village on the water, with a town record of $14,950,000. And for the household that wants the city, the peninsula offers something Connecticut does not have: a walkable historic district with the restaurants at the end of the block.

The rules a Connecticut buyer has not met

Connecticut zoning is strict but familiar. Charleston's constraints are different in kind. On Sullivan's, the lot-coverage rules mean a 5,000-square-foot lot carries a 2,400-square-foot house, so a buyer who wants more house needs more lot. On the peninsula, the Board of Architectural Review has reviewed exterior changes since 1931 and any demolition regardless of age. Everywhere near the water, the elevation certificate records the finished floor against base flood elevation and sets the insurance premium; new construction has required two feet of freeboard since July 2020. On Kiawah and Seabrook, the club documents decide the membership question before price does. DHG reads all of it with you before an offer, which is the local knowledge a Connecticut buyer is actually paying for.

The tax question

South Carolina assesses an owner-occupied legal residence at 4 percent of fair market value and other real property, including a second home, at 6 percent, under Section 12-43-220. A household that keeps the Connecticut house for a season or two should run both numbers with its accountant before deciding which residence is primary. DHG runs both on every property under consideration. General information, not tax advice.

Getting here, and the pace

Charleston International is fifteen to twenty minutes from the peninsula and Daniel Island, and nonstop flights to the New York airports run about two hours. The pace of life is slower in every way except the housing market, where the right house at the right price goes under contract in days. DHG structures a first trip around a short list, runs live video tours for the houses that come up between trips, and through Christie's International Real Estate introduces you to the affiliate advisor in Fairfield County to sell the home you are leaving.

What decides the outcome

The Sound-to-ocean move is one Charleston sees every month from Greenwich, Darien and Westport. The successful version is made on documents, not photographs. DHG supplies them and a native's read, then handles both ends.

Questions

Frequently asked.

Where do Connecticut buyers land in Charleston?

Shoreline households from Greenwich, Darien and Westport most often choose Sullivan's Island, Kiawah or the Mount Pleasant harbor bluff in the Old Village; households that want a city life choose the historic peninsula.

How are property taxes different for a second home in South Carolina?

South Carolina assesses an owner-occupied legal residence at 4 percent of fair market value and other real property, including a second home, at 6 percent. The difference compounds through the millage rate, so the primary-versus-secondary decision changes the annual bill materially. DHG runs both numbers on any house a client is considering; your accountant should see them too.

Can I buy in Charleston without being there?

Yes. DHG runs live video tours, writes a plain read on each house, and pulls flood, BAR and club documents before an offer. Several DHG sales have closed with the buyer seeing the home in person only at the inspection.
