What $2,000,000 Buys in Charleston: The Band Where the Market Actually Trades

764 Charleston homes closed between $2,000,000 and $5,000,000 in 2025. Most of that band sits under $3,000,000. Here is what the money buys in each market, and what it does not.

Why $2,000,000 is the number that matters

Charleston's luxury market is usually described by its records, which is a way of describing a dozen houses. The band where it actually trades is lower. In 2025 the Charleston MLS recorded 764 closings between $2,000,000 and $5,000,000, up 66 on the year, against 73 between $5,000,000 and $10,000,000 and 12 above $10,000,000. Through September 2026, Charleston County's $2,000,000-plus closings were up 30.6 percent year over year, and the share of $1,000,000-plus closings that were above $2,000,000 rose from 30 to 36 percent. The $2,000,000 buyer is not a niche. The $2,000,000 buyer is the market.

What the money buys depends entirely on which of Charleston's three markets you are standing in: the peninsula, the beaches, or the waterfront between them. In some, $2,000,000 is the median. In others it is the entry ticket. In one it is below what most houses sell for. Here is each, with the figures and the rules.

The peninsula: $2,000,000 is the median, which means a real house

Downtown Charleston's 2025 median was $1,940,000 across 195 sales at 52 days on market, and by June 2026 the monthly median had reached $2,640,000. At $2,000,000 to $3,000,000 a buyer is at the center of the downtown market: a Charleston single house in Harleston Village, Cannonborough-Elliotborough, Wraggborough or the upper boroughs, often a renovation of the last fifteen years, sometimes with off-street parking and a courtyard, rarely with both. At the $1,600 to $1,900 per square foot that downtown luxury product commanded in 2026, $2,500,000 is about 1,300 to 1,550 square feet in the best locations; a few blocks north the same money buys more house. South of Broad with a harbor view starts well above this band; the district's top is $18,250,000 on East Battery.

Two things come with peninsula ownership at any price. The Board of Architectural Review has reviewed exterior changes visible from the street since 1931 and any demolition regardless of age, so a renovation plan is checked against the board before the purchase. And the lower peninsula is a flood hazard area, so the elevation certificate and the flood history drive the insurance line and the resale. DHG pulls both before an offer.

Daniel Island and Mount Pleasant: $2,000,000 is the center of gravity

Daniel Island is the submarket built around this number. Its 2025 median was $2,110,000 across 168 sales at 26 days on market, the shortest of any luxury submarket in the region, and by mid-2026 the single-family median had reached $2,400,000, up more than 40 percent. At $2,000,000 to $3,000,000 a buyer is in the island's upper half: a newer house in Daniel Island Park near the club and the golf course, or a Smythe Park home a short walk from the island's downtown. Deep water and Captain's Island start above $3,000,000 and run to the island record of $12,500,000 on Nobels Point. The thing to know is the pace: 26 days means the right house at the right price is under contract before a buyer from Chicago has booked the second trip, which is why DHG runs video tours between visits.

Mount Pleasant is a large town with a thin waterfront. Lower Mount Pleasant's 2025 median was $1,200,000 across 617 sales, which understates the top. At $2,000,000 to $3,000,000 a buyer is in I'On, the 1995 new-urbanist neighborhood of about 762 homes with its lakes and the Hobcaw Creek edge, or in the Old Village on a street or two back from the harbor bluff. The bluff itself produced the town's record at $14,950,000 and a $14,000,000 sale in 2025; the recent sales just above this band include 121 West Shipyard Road at $3,295,000 (February 2026) and 742 Navigators Run at $3,995,000 (June 2026), which is where I'On's water lots trade.

The beaches: below the median on three islands, above it on one

Isle of Palms had a 2025 median of $2,660,000 across 132 sales and a June 2026 monthly median of $3,230,000. At $2,000,000 to $3,000,000 a buyer is a few rows off the beach, on the Intracoastal side, or inside the gated Wild Dunes resort on a golf or lagoon lot. The island licenses short-term rentals, which is why this band draws the second-home buyer who rents in the off months. The oceanfront is another market: the island record reached $15,000,000 in May 2026.

Kiawah Island reported a 2025 CTAR median of $2,690,000 across all property types, against a first-half 2026 single-family median of $3,975,000. The gap tells you where $2,000,000 lands: a villa, a cottage or an inland home rather than the oceanfront, which has sold to $18,800,000. The question that comes before price is membership. Kiawah Island Club membership comes with select qualifying properties, cannot be added later to a home that was not offered with it, and is mandatory in Cassique and The Settlement. A $2,000,000 Kiawah purchase with membership attached is a different asset from one without, and DHG confirms which it is before an offer.

Seabrook Island is the one beach where $2,000,000 is above the median. The island's 2025 median was $1,460,000 across 100 sales at 76 days on market, so at $2,000,000 to $3,000,000 a buyer is on the creek, near the ocean or on the golf course with the island's larger houses. Club membership is mandatory on every purchase with a seven-year minimum, and the island permits short-term rentals (588 active permits in early 2024). For the buyer who wants a gate, a beach and a club without Kiawah's price, this is the band.

Sullivan's Island is where $2,000,000 buys the least. The 2025 median was $4,200,000, the region's highest, held there by an ordinance that caps house size by lot and has prohibited short-term vacation rentals since about 2001. Sales below $3,000,000 on Sullivan's are the exception, and they tend to be smaller houses on the back island, lots, or houses that need work. A buyer with $2,000,000 who wants Sullivan's should expect to wait, or to build.

Johns and Wadmalaw: $2,000,000 is acreage and a creek

Twenty to thirty minutes from the peninsula, Johns Island's 2025 median was $698,250 across 608 sales, and the island's top is a different market from its middle: 2885 Plowground Road on Burden Creek sold for $4,000,000 in June 2025 with three offers in five days. At $2,000,000 to $3,000,000 a buyer is on a tidal creek with a dock and acreage, or on a large wooded parcel with a newer house, on an island that is still largely rural, where the neighbors are far apart. Wadmalaw, the next island out, is estate land: its record is $5,900,000 and its highest 2025 listing was thirteen acres on the Bohicket River at $10,600,000. This is the band for the buyer who wants land and water more than walkability, and who is willing to drive for dinner.

What comes with the house at this price

Three things, in every submarket. First, the tax status. South Carolina assesses an owner-occupied legal residence at 4 percent of fair market value and other real property, including a second home, at 6 percent, so the primary-versus-secondary decision changes the annual bill materially on a $2,500,000 house. Second, the water. Most of the peninsula below Broad, the harbor front and all of the barrier islands sit in FEMA flood zones; the city has required two feet of freeboard for new residential construction since July 2020, and the elevation certificate sets the premium. Third, the documents that govern the place: the BAR on the peninsula, the club file on Kiawah and Seabrook, the rental ordinance on Sullivan's and Isle of Palms, the association on Daniel Island. DHG assembles all three before a client makes an offer. General information, not tax advice.

How to choose between them

By how you want to spend a Tuesday, then by what the band buys where. A single house and dinner on foot: the peninsula, where $2,000,000 is the median. A newer house, a neighborhood with children and a 26-day market: Daniel Island, where it is the center. A beach with rental income: Isle of Palms or Seabrook, below the median on one and above it on the other. A gate and a club: Seabrook now, Kiawah with a membership question first. A dock and acreage: Johns Island. Sullivan's: patience. DHG plans the first trip around that short list, and most households know after one visit.

Who else is looking at these houses

The same buyers who dominate the top of the market. The Census metro-to-metro flows show New York as the largest net source of movers to Charleston, with Chicago, Boston, Washington and Fairfield County also net contributors and Charlotte and Atlanta sending the largest gross flows. Brokers on the sea islands put the out-of-state share of luxury buyers near 80 percent; downtown brokers name Charlotte, Atlanta, New York, Ohio and California as feeder markets. Realtor.com estimated Charleston County prices rose 81.3 percent between October 2019 and October 2025, third among the top 100 U.S. markets. At $2,000,000 the competition for the right house is national, and the buyer who wins is usually the one whose advisor had the house on a list before it was listed.

What decides the outcome

$2,000,000 is the number at which Charleston's luxury market is widest and fastest, and the houses in that band do not wait. DHG runs the search from a short list, pulls the tax, flood and club documents before the offer, and through Christie's International Real Estate handles the sale of the home you are leaving in the same conversation.

Questions

Frequently asked.

Is $2,000,000 a luxury budget in Charleston?

It is the center of the luxury market rather than its top. 764 homes closed between $2,000,000 and $5,000,000 in 2025, most of them under $3,000,000, and $2,000,000 is roughly the downtown median and the Daniel Island median. It buys a real house in most submarkets and a smaller one on Sullivan's Island, where the median is $4,200,000.

Where does $2,000,000 go furthest in Charleston?

Seabrook Island, where it is above the 2025 median of $1,460,000; Johns Island, where it buys creek frontage and acreage; and Daniel Island, where it sits at the median in the region's fastest market. On the peninsula it buys a single house at the median. On Isle of Palms and Kiawah it is below the median, and on Sullivan's it is well below.

Can I buy on Sullivan's Island for $2,000,000?

Rarely. The 2025 median was $4,200,000 and the island's size and rental ordinances hold prices up. Sales below $3,000,000 tend to be smaller back-island houses, lots or projects. A buyer set on Sullivan's at this budget should expect to wait for the right one or to build.

Does Damian Hall Group work at $2,000,000 in Charleston?

Yes. The Charleston practice represents sellers and buyers from $2,000,000 across the peninsula, the beaches and the waterfront, with the same film, marketing and Christie's network on every listing regardless of price within that range.
