Built for the houses whose buyer lives somewhere else.
Luxury homes do not sell themselves. They are positioned, filmed and placed in front of the buyer where they already live, which at this level is rarely Charleston.
We do not sell houses. We position properties, tell stories and create urgency.
Selling a luxury home is a different discipline than selling a house. The stakes are higher, the buyer pool is more discerning, and the margin for error on presentation, pricing and marketing is thinner. On the Charleston peninsula and the islands, where the right buyer is often reading about you from another time zone, the first two weeks decide how the market reads the home.
The Damian Hall Group operates at the intersection of data, design and relentless preparation. Every listing follows a structured, six-phase process refined across years of high-end transactions, and every seller receives the group's Seller's Field Guide before signing: the timeline, the marketing, the pricing strategy and what the fee covers, line by line. No surprises. No guesswork.
What follows is the Charleston version. The method is the same one that produced the Upstate's second-highest residential sale. The audience it is pointed at is the one that buys South of Broad, on Sullivan's and at Kiawah.
Six phases. An operating system, not a checklist.
- 01
Consultation & strategy
The first visit is a tour and a conversation. We walk the home, talk through your goals and your timeline, and show you exactly how we work. We do not price a house we have not stood in. Afterward we pull the comparable sales, prepare the analysis, and come back with a pricing strategy, the marketing plan and our read on where your buyer is most likely to come from.
- 02
Pre-market preparation
Once the listing agreement is signed, operations takes over: a staging consultation, vendors for any repairs or cosmetic work, and a preparation timeline specific to your property. You approve every line item before work begins. On the peninsula that often includes the paperwork a buyer's attorney will ask for, from flood elevation certificates to BAR history, assembled before anyone asks.
- 03
Media & content production
DHG Studios is briefed on your home's architecture, light and orientation. Still photography, drone aerials, a cinematic film, floor plans and social content, directed by Damian. The listing copy is written for your home with editorial care and audited against buyer engagement data before a word is published. It reads like something from a design magazine, not the MLS.
- 04
The launch
Launch is a coordinated event. MLS and 800+ consumer sites, christiesrealestate.com, The Wall Street Journal, Robb Report and the Christie's affiliate network. The same week: the film premieres, the launch eblast reaches our buyer database, the social campaign opens, the Luxury Connection placement goes to 11,000 Christie's advisors, and the press pitch goes out where the story earns it. Everything arrives at once, on purpose.
- 05
Amplification
After launch week the campaign keeps working. Retargeting to the buyers who engaged, new feeder-market audiences, tailored print, broker opens and private previews staged for the hour the house looks like itself. At 30 to 45 days we reassess price against showing activity and feedback. You receive a marketing report every other week, with showing feedback in the agent's own words.
- 06
Offers, negotiation & close
Every offer is presented in a clear side-by-side breakdown: price, earnest money, financing, contingencies, timing, escalation. Our negotiation is strategic, not reactive. Under contract, your Closing Concierge manages every document and deadline through closing day, and you always know who to call and what comes next.
An audience, not a campaign.
Audiences we can put your home in front of on day one. Figures are minimums.
Most marketing plans rent attention. An ad runs, you pay for it, and the attention stops the day the money does. Alongside the brokerage, DHG publishes Southern Escapes, a media property about the Great Southern Migration: the people leaving California, New York, New Jersey and Illinois for Charleston, Kiawah, Hilton Head, Highlands and Cashiers, Lake Keowee and the private golf communities. The Southern Ledger goes out on Tuesdays. The Weekend Escape follows on Saturdays. The Pulse carries weekly market intelligence.
Read that list of markets again. It is a description of where your Charleston buyer is coming from. We did not build it for your listing. We built it years before your home came to market, and your listing inherits the whole thing on the morning we go live.
Then the network itself. Christie's International Real Estate is invitation only, and Damian ranks among its top 30 advisors worldwide. When your buyer is more likely sitting in Miami, Park City, the Hamptons, Lake Tahoe, Los Angeles, Dallas or Palm Beach than in Mount Pleasant, we call the Christie's advisor who represents that buyer by name, the same week your home goes live. Most listings wait for the right buyer to find them. We go get them.
And there is a buyer nobody else in this market can reach. Because the affiliation runs through the auction house, your home is presented to influential luxury, art and collector communities. Some sales involve more than the property: art, a wine cellar, a car collection. A dedicated liaison to the Christie's specialists who handle those categories sits inside the same relationship that is selling your home.

We move masterpieces.
Every agent promises professional photography. That usually means a contractor with a wide lens and ninety minutes. DHG Studios is a production studio inside the brokerage, built over two decades of shooting islands, castles, horse farms and properties to $22,000,000, with a 10 TB library of original film. Damian directs the shoots himself, and the last twenty minutes of light are the shot.
Architectural Digest style tours, not walkthroughs. Square footage is a fact. A film is a reason to get on a plane. Stills, film, drone and production are covered by DHG on every listing. No media invoice at closing.
Price is the single variable. We treat it that way.
Market pricing
Positioned in line with the most recent comparable sales. The most common approach, and it generates consistent showing activity from day one.
Strategic pricing
Positioned slightly below perceived value to widen the buyer pool and create competitive urgency. Best suited to addresses where multiple offers are realistic.
Aspirational pricing
Positioned at the top of the range to test the market. Requires patience, a longer timeline and the willingness to adjust if early activity does not support the number.
Our approach is a sum-of-parts analysis that values the lot, the location, the construction quality, the finishes, the condition and the lifestyle features individually against comparable sales. It produces a more honest range than a price per square foot, which on the peninsula can be off by a third between two houses on the same block.
Every seller receives a detailed comparative market analysis before we agree on a list price. The market sets the price. Our job is to present the data clearly so you can make an informed decision, then execute the campaign that supports the strategy you choose.
The 10/10 guideline
A guideline we follow, not a clause you sign. If ten days pass with no showings, or ten showings pass without an offer, that is our cue to talk about price. Most of that conversation happens along the way, because we keep an open dialogue about expectations from day one, so nothing arrives as a difficult call in week nine. You still choose the number. The guideline means neither of us waits for the market to choose it for us.
Distribution and infrastructure we already own.
A standard listing reaches the MLS and the portals that pull from it. That is the floor, not the plan. Everything below is what DHG brings to a Charleston listing beyond it, and it costs you nothing beyond the fee.

The house went viral online, and as such, we had a full price offer in hand in a week. Damian and Tyler expertly navigated us through the contract and closing and through a few hiccups. I am in the luxury real estate business myself, and I can wholeheartedly attest that the Damian Hall Group is, as they say, in a league of their own.

Selling in Charleston, answered.
How long will it take to sell a $2M+ home in Charleston?
That depends on the address, the condition and the price relative to the comparable set, and at this level the buyer pool is small enough that a single week of exposure in the right rooms matters more than a month on the portals. DHG will give you a realistic expectation from current absorption and time-on-market data for your specific submarket before you sign anything. Our standing rule is the 10/10 guideline: ten days without a showing, or ten showings without an offer, is our cue to talk about price. Nobody waits for the market to choose the number for us.
How does DHG price a Charleston luxury home?
With a sum-of-parts analysis that values the lot, the location, the construction quality, the finishes, the condition and the lifestyle features individually against comparable sales, rather than a blanket price per square foot. You then choose among three strategies: market pricing in line with recent comparables, strategic pricing slightly below perceived value to widen the pool and create urgency, or aspirational pricing at the top of the range with a timeline and a plan to adjust. The seller always chooses the number.
What does DHG's marketing include?
Architectural photography, a cinematic property film, drone aerials, a 3D tour and floor plans produced by DHG Studios and covered by DHG. A dedicated property website on its own domain. Launch across MLS and 800+ consumer sites, christiesrealestate.com, The Wall Street Journal, Robb Report and the Christie's affiliate network. Placement in the Christie's Luxury Connection newsletter to 11,000 advisors, funded on every listing. A funded paid campaign on Instagram, Facebook and YouTube aimed at feeder markets. Press distribution to named editors. Direct outreach to the Christie's Council and Masters Circle advisors representing your likely buyer. A marketing report every other week.
Does DHG attend showings?
On the homes where it changes the outcome, yes, and we will tell you before the first showing which yours is. A peninsula house with a view line, a piazza orientation or a flood history that does not read off a photo is shown by someone who can explain it and bring you the feedback the same day. Every private tour is by appointment, and nobody walks through until they have been pre-qualified or shown proof of funds.
What is the fee, and what does it cover?
The fee is discussed at the first appointment, once we have stood in the house, and it is laid out line by line in the Seller's Field Guide at sellingwithdhg.com. It covers the production, the funded paid campaign, the Christie's placements, the property website, the valuation work, the reporting and a Closing Concierge from contract to close. Buyer agent compensation is agreed separately as part of the listing strategy.
Will DHG sell my Charleston home off market?
If that is what you want. Through the Christie's network, the Masters Circle, the Council and a private database of 7,500, DHG can expose a home to qualified buyers without a public listing, and several of the group's sales have closed that way. Private marketing trades reach for discretion, so we will show you what the trade-off looks like for your specific house before you decide.
What happens after I sign?
A defined process. Consultation and strategy, then pre-market preparation with a staging consultation and a vendor plan you approve line by line, then media production, then a coordinated launch where everything arrives at once, then amplification with retargeting, print where it earns its keep, events and a reassessment at 30 to 45 days, and finally offers, negotiation and a Closing Concierge through closing day. Target from signed listing agreement to live is two weeks; some homes need more, and we will say so up front.
The conversation starts with your home, your timeline and an honest number.
Tell us about the house, the timeline and what matters. Damian reads every message that comes through this page.
