California to Charleston
Kiawah's brokerage describes its buyers as a mix of intra-island movers, drive-to markets such as Charlotte, and relocators from New York and California. Downtown brokers name Charlotte, Atlanta, New York, Ohio and California as their feeder markets. In the Census flows, San Diego is a net source of about 300 residents a year to Charleston on its own. DHG publishes Southern Escapes, a weekly media property about the migration to the Carolinas, and California is one of the four states it was built for, which is why a DHG listing reaches the household in Los Angeles or the Bay Area that is a year from making the call.
Where Californians land
A Los Angeles or San Francisco household that wants walkability and architecture lands on the peninsula: 2025 median $1,940,000, June 2026 monthly median $2,640,000, with $3,000,000 to $4,500,000 buying a restored single house in Harleston Village, Ansonborough or the French Quarter, and South of Broad with a harbor view higher. A Malibu or Montecito household replacing the coast lands on Sullivan's Island (2025 median $4,200,000, residential-only, no short-term rentals), Isle of Palms ($2,660,000, licensed rentals, the gated Wild Dunes resort) or Kiawah (first-half 2026 single-family median $3,975,000, private and gated, club membership with select properties). A household that wants new construction, a dock and a neighborhood lands on Daniel Island (2025 median $2,110,000, 26 days on market) or the Mount Pleasant waterfront. The translation that surprises Californians most is scale: a Charleston budget that would buy a modest house in the better parts of Los Angeles buys a landmark here, and the deep end of this market, at $15,000,000 to $21,000,000, is a handful of houses a year.
Water, stated plainly
Californians arrive fluent in risk disclosure, so here is Charleston's. Most of the peninsula below Broad, the harbor front and all of the barrier islands sit in FEMA flood zones. The City of Charleston has required two feet of freeboard above base flood elevation for new residential construction since July 2020, enforces the 50 percent substantial-improvement rule through permitting, and requires a permit for all work in the flood hazard area. The elevation certificate records the finished floor against base flood elevation and drives both the insurance premium and the resale. DHG obtains the certificate, the flood history and an insurance quote early in due diligence, prices the risk into the offer, and leaves off the short list any house whose numbers do not work. Hurricane season runs June to November; the barrier islands evacuate when ordered; the houses built under the current code are built for it. None of this has stopped the region from setting a $21,028,560 record in October 2025. It has made the elevation certificate part of how every house is priced.
The tax question
South Carolina assesses an owner-occupied legal residence at 4 percent of fair market value and other real property, including a second home, at 6 percent, under Section 12-43-220. A California household that keeps a West Coast residence should run both numbers with its accountant before deciding which house is primary. DHG runs both on every property under consideration. General information, not tax advice.
Running a search across three time zones
The California move is the long one, so DHG runs it to minimize trips. A first conversation about goals, budget and timeline. A short list built from the listed inventory and from the homes DHG sees before they are listed, through the Christie's network and a private database of 7,500. Live video tours scheduled for the West Coast morning, each with a plain written read on what the camera flatters. Flood, BAR and club research before any offer. One trip, planned around the short list. Several DHG sales have closed with the buyer seeing the home in person only at the inspection. And through Christie's International Real Estate, an introduction to the affiliate advisor in Los Angeles, San Francisco or San Diego to sell the home you are leaving, with both transactions timed to land in the right order.

What decides the outcome
The California move is the longest one Charleston sees and the one DHG was built for: a national audience, a short list, the documents before the offer, and one relationship through both closings.
