Start with the rules, not the view
Every one of these islands has a beach worth the money. What separates them is ordinance. Sullivan's Island caps the size of a principal building by the size of its lot, 2,400 square feet on a lot of 5,000 square feet or less, adding 10 square feet for every 100 square feet of additional lot area, with impervious coverage capped at 30 percent and half of the property required to remain landscape. It has prohibited short-term vacation rentals for roughly 25 years. That combination is why it posted the Charleston region's highest 2025 median at $4,200,000 on only 31 sales, and why a February 2026 appellate ruling on a co-ownership home prompted the town to review its definitions rather than its principle.
Isle of Palms permits licensed short-term rentals, which keeps a second-home buyer's options open and draws a broader pool, and its north end is the gated Wild Dunes resort: 1,600 acres developed from 1972, two Tom Fazio courses and a clay-court tennis complex. Kiawah is private and gated in its entirety, with about 2,850 homes, ten miles of beach and seven courses, and a club membership structure that defines the value of every house: membership comes with select qualifying properties, cannot be added later, and is mandatory and transferable in Cassique and The Settlement.
Where the ceilings are
Sullivan's Island's record is 2529 Atlantic Avenue, sold furnished for $13,500,000 on April 10, 2025, followed by 2407 Atlantic Avenue at $13,000,000 on October 14, 2025. Isle of Palms went from a high of $6,400,000 in 2017 to $14,200,000 at 8 54th Avenue in April 2025 and $15,000,000 at 1 44th Avenue on May 5, 2026, a 2017 Beau Clowney design that was listed at $18,000,000. Kiawah's oceanfront has sold at $18,800,000 (133 Flyway Drive, November 2024) and $16,500,000 twice in 2025 (25 and 57 Surfsong Road), and the island's Vanderhorst Mansion on the river sold for $20,500,000 in 2021. In May 2026, 88 Surfsong Road came to market at $25,000,000.
Read together: Kiawah has the highest ceiling and the deepest bench of $5,000,000-plus sales (sixteen between $5,000,000 and $10,000,000 in the second quarter of 2026 alone). Isle of Palms has the fastest-rising ceiling. Sullivan's has the highest floor.
Pace and inventory
Sullivan's Island averaged 65 days on market in 2025 and 101 days in June 2026, with about 25 homes for sale that month. Isle of Palms averaged 58 days in 2025 and 74 in June 2026, with well over 100 listings in late 2025. Kiawah averaged 49 days in 2025 and had 54 homes for sale at mid-2026, about 1.9 percent of the island, after a second quarter of 99 closings and $278,300,000 in volume. None of these is a fast market by Daniel Island's standard (26 days), and all three reward a buyer who is pre-positioned when the right house appears, because the right house appears a few times a year.
Who buys which
Sullivan's draws the buyer who wants a town: full-time neighbors, a restaurant row on Middle Street, a bike to the beach, and the knowledge that the house across the street will never become a rental. Isle of Palms draws the second-home buyer who may rent in the off months, the buyer who wants a gate without a club requirement, and the boater who wants the Intracoastal side. Kiawah draws the buyer for whom the club is the point: golf, the Beach Club, the Cape Club and a social calendar, with the privacy of a gated island forty-five minutes from town. Brokers on the sea islands put the out-of-state share of their buyers near 80 percent, most paying cash or borrowing against investments.
What DHG checks before the offer
On Sullivan's: the current lot-coverage calculation for the house as built, whether it predates the rules, and the rental ordinance as it stands that month. On Isle of Palms: the rental license and any caps, the Wild Dunes covenants if inside the gate, and the erosion and beach management record on the oceanfront. On Kiawah: the membership category attached to the specific property, confirmed with the Club, the community association assessment (up 3.3 percent for 2026) and the resort's rental program if the buyer intends to use it. On all three: the elevation certificate, the flood history and the insurance quote, because the barrier islands are the barrier.

What decides the outcome
The island chooses itself once the buyer knows what they want to be allowed to do. DHG's job is to make the rules legible before the offer and to find the house, listed or not, that fits them.
