Off-Market in Charleston: How the Quiet Sales Actually Happen

18 Murray Boulevard sold for $15,200,000 without a listing, in a week. Here is the mechanism, the trade-off and the way DHG runs it.

The case that proves it

18 Murray Boulevard, 8,138 square feet built in 1991 on the Ashley side of the Battery, was bought in 2024 for $6,500,000. In 2025 it went under contract within a week and closed at $15,200,000, the second-highest peninsula sale on record, without a public listing. Nothing about that is unusual at the top of the Charleston market except that it was reported. Quiet sales close every year South of Broad, on Sullivan's and on Kiawah, and most never appear in a roundup because there was never a listing to roundup.

How a quiet sale actually works

A private sale is not a secret; it is a smaller, better-chosen audience. When a DHG seller prefers discretion, the home is prepared exactly as it would be for a public launch, filmed and photographed in house, and then presented to three groups rather than to the portals. First, the Christie's International Real Estate affiliate network, about 450 offices and 10,000 advisors in more than 50 countries, where the advisor in Miami, Park City or London working a buyer who wants water and history in the Southeast sees the home because it is already inside the network she works in every day. Second, the Christie's Masters Circle, the top 1 percent of agents globally, and the Council that Damian sits on, which are the advisors he can call by name. Third, DHG's own private database of 7,500 past clients, buyers and agents. The house is shown by appointment, to buyers who have been qualified, and the feedback comes back in writing. If it sells, it sells the way Murray Boulevard did. If it does not, the seller has lost nothing and can go public with the campaign already built.

When quiet is the right call

When the seller does not want neighbors, colleagues or the press to know a move is being made. When the house carries something a public listing would broadcast: a collection, a public name, a divorce. When the buyer pool at the price is small enough that a dozen phone calls reach most of it, which on the harbor front and the oceanfront is often true. And when timing matters more than the last dollar: a quiet sale can close before a public campaign would have launched.

When it costs you

Discretion narrows the pool, and a narrower pool can mean a lower number. The public record shows what a full campaign produces at this level: the South of Broad record went to contract in 39 days at $18,250,000 plus $3,000,000 for contents, and a Society Street listing at $7,250,000 went under contract in seven days. A seller who chooses quiet should understand what the public campaign would likely have produced and choose quiet anyway, with eyes open. DHG will say plainly which path the house favors. Some sellers run both in sequence: a private window first, then the launch, with the private feedback informing the public price.

For buyers: the first look

The same network works in reverse. Through Christie's, the Masters Circle and DHG's relationships with the agents who control the peninsula and island inventory, a DHG buyer sees homes before they are listed. When the house a buyer wants is not for sale, DHG can approach the owner on the buyer's behalf with a qualified, discreet inquiry, which is how several of the group's sales have begun. On the day the right house appears, the DHG buyer is the one the listing agent already knows is real.

The rules, stated

A quiet sale is still a sale. The seller's disclosures, the elevation certificate, the BAR history and the contract are the same documents as a public one, and a buyer's attorney will ask for all of them. Fair housing law applies to a private sale exactly as it does to a public one, and DHG markets every home, quietly or publicly, to the qualified buyer regardless of who they are. What changes is the audience and the noise, not the standard.

What decides the outcome

Off-market is a method, not a mystique: the same preparation, a smaller audience, an honest conversation about what discretion costs, and a network that can actually reach the buyer. DHG runs it both ways and tells you which your house favors.

Questions

Frequently asked.

Can I sell my Charleston home off market?

Yes. DHG prepares the home as it would for a public launch, then presents it privately to the Christie's International Real Estate network, the Masters Circle and the Council, and DHG's database of 7,500, by appointment to qualified buyers. The trade-off is a narrower pool, and DHG will say plainly whether your house favors quiet, public or a private window followed by a launch.

How do I find off-market homes in Charleston?

Through an advisor inside the networks where they circulate. DHG sees peninsula and island homes before they are listed through Christie's, the Masters Circle and direct relationships with listing agents, and can approach an owner on a buyer's behalf when the house is not for sale.

Do off-market sales get a lower price?

Sometimes. Discretion narrows the buyer pool, and the public record shows what a full campaign can produce. Some quiet sales, like 18 Murray Boulevard at $15,200,000, close at the top of the market anyway because the network reached the right buyer. The seller should choose with the comparison in front of them.
