What they share
Both islands sit at the end of Bohicket Road, about 45 minutes from the peninsula, behind their own gates, sharing Freshfields Village and Bohicket Marina at the entrance. Both are private, residential and resort-scale, with golf, racquet sports, beach clubs and a social calendar that organizes the year. Both draw a buyer pool that brokers put at roughly 80 percent out of state. From the gate, they look like one decision. They are two.
The membership rules, which decide everything
Kiawah. Kiawah Island Club membership is available through the purchase of select qualifying properties. Owning a home does not include it, and it cannot be added later to a property that was not offered with it. In Cassique and The Settlement, membership is mandatory and transfers at closing. Tiers are Golf, Sports and Social, with Cassique (Tom Watson), the River Course (Tom Fazio), the Beach Club, the Cape Club, Sasanqua Spa, the Sports Pavilion and the Marsh House behind them. A third-party agent's guide reports 2026 initiation fees of $185,000 for Golf, $160,000 for Sports and $120,000 for Social; the Club publishes the current schedule and DHG confirms it before any offer. The separate Governor's Club is an optional resort program for property owners. The practical consequence: on Kiawah, which side of the membership line a house sits on is often the largest single variable in its price.
Seabrook. Seabrook Island Club membership is mandatory on every property purchase, including resales, with a seven-year minimum commitment, so there is no "membership or not" question, only which category. A third-party buyer guide reports 2026 joining fees of $75,000 for Golf (and Unlimited Golf), $50,000 for Racquet, $25,000 for Neighborhood and $15,000 for Homesite, plus a property owners' association improved-lot fee reported at $3,133 a year and a 0.5 percent capital contribution at closing. Again, the Club and SIPOA publish the current numbers; treat the figures here as a guide to scale, not a quote.
Price, inventory and pace
Kiawah's first-half 2026 single-family median was $3,975,000, up 24 percent, after a first quarter at $3,780,000. The island's 2025 volume was $851,000,000 across 332 transactions, the third-highest year on record, and its second quarter of 2026 produced 99 closings and $278,300,000, with sixteen single-family sales between $5,000,000 and $10,000,000 and two above. About 54 homes were for sale at mid-year, roughly 1.9 percent of the island, and the 2025 CTAR days on market was 49. The ceiling is the region's highest: $20,500,000 on the river, $18,800,000 on the ocean, and a $25,000,000 oceanfront listing in 2026.
Seabrook's 2025 median was $1,460,000 across 100 closings at 76 days on market. The island's top, on the ocean and on the Bohicket and Privateer creeks, reaches well into the $3,000,000-plus band, but the market as a whole is the entry point to the sea islands for a buyer who wants the gate and the beach at a lower number. Seabrook also carries a short-term rental economy that Kiawah's residential side does not; the town counted 588 active rental permits in early 2024 and has studied caps.
The life on each
Kiawah is larger, busier in season, and organized around the Club and the resort: seven courses including the Ocean Course that hosted the 1991 Ryder Cup and the 2012 and 2021 PGA Championships, the Sanctuary hotel, and about 2,013 full-time residents in the 2020 Census. Seabrook is smaller and quieter, about 2,400 acres, with Ocean Winds (Willard Byrd) and Crooked Oaks (Robert Trent Jones Sr.), a racquet club, and the only equestrian center on the Charleston coast that rides on the sand. Buyers who want the deepest club, the widest beach and the highest ceiling choose Kiawah. Buyers who want horses on the beach, a smaller membership and a lower entry choose Seabrook.
What DHG checks before the offer
On Kiawah: the membership category attached to the specific property, confirmed with the Club in writing; the community association assessment (up 3.3 percent for 2026); the resort rental program if you intend to use it; and the elevation certificate and beach-management record on the oceanfront. On Seabrook: the Club category and current joining fee, the SIPOA assessment and capital contribution, the rental permit status if rental income matters, and the same flood and beach file. On both: the Freshfields and marina access that come with the address, and the true drive time to the peninsula at the hour you will actually make it.

What decides the outcome
The beach is not the decision. The membership document is. DHG reads it with you before the offer, confirms the numbers with the clubs rather than a website, and finds the house, listed or not, that fits the life you want on the island you choose.
