How to Sell a South of Broad Home for $3,000,000 or More

The buyer is from somewhere else, the house has no true comparable, and the furniture may be its own contract. A field guide to the top of the peninsula.

Who buys South of Broad above $3,000,000

Almost nobody local. The buyer for a $5,000,000 house on Tradd or a $15,000,000 house on the Battery is usually relocating from the Northeast, the Mid-Atlantic, the Midwest or California, or buying a second home from one of those places. The Census metro-to-metro flows that feed Charleston are led by the New York metro, with Washington, Chicago, Boston and Connecticut's Fairfield County all contributing net movers. Brokers who work the sea islands put the out-of-state share of their luxury buyers at roughly 80 percent, and most of them pay cash or borrow against investments rather than take a mortgage.

That has a direct consequence for marketing. A listing that is seen only by people in Charleston will be seen by the wrong people. The campaign has to reach a household in Greenwich or Lake Forest that is a year from moving and does not yet know your street exists. DHG built Southern Escapes, a weekly media property about the migration to the Carolinas, for exactly that reader, and it is the first place a DHG listing runs.

Build the file before the photographer arrives

A South of Broad buyer's attorney will ask for the same documents every time, and the seller who has them ready sells faster. The Board of Architectural Review has reviewed exterior work in the historic district since 1931, and any demolition regardless of age; a buyer wants the approval history for the work you did and a read on what the board will allow next. The entire district sits in the Special Flood Hazard Area, where a permit is required for all work and new residential construction has required two feet of freeboard above base flood elevation since July 2020. The elevation certificate, the flood history and the insurance record belong in the listing package on day one. A buyer who sees the certificate up front trusts the rest of the file.

Add the survey, the title history, the pest and moisture reports, and the provenance: the architect, the date, the family names, the preservation write-up if one exists. At this level the house is sold as a provenance, and a seller who can document it is selling something the next house cannot.

Pricing a house that has no comparable

Downtown Charleston's 2025 median was $1,940,000 across 195 sales, with luxury price per square foot of roughly $1,600 to $1,900 by early 2026. None of that prices a specific South of Broad house, because no two are alike and the spread between a harbor-front and an interior lot on the same block can be a third of the value. DHG prices by a sum-of-parts analysis: lot and frontage, orientation and piazzas, garden and outbuildings, construction quality, condition, and the lifestyle the house makes possible, each valued against the closest sales rather than a blanket number per foot.

Then the seller chooses the strategy. Market pricing in line with recent sales. Strategic pricing slightly under perceived value to force competition, which is how a Society Street listing at $7,250,000 went under contract in seven days in early 2026. Or aspirational pricing at the top of the range with a timeline and a plan to adjust. The seller always chooses the number. What DHG adds is the 10/10 guideline: ten days without a showing or ten showings without an offer is the cue to talk about price, so nobody waits for the market to decide.

The furniture is often its own sale

Look at the records. 51 East Bay closed at $21,028,560 for the real estate and $21,575,000 including a bill of sale for the furnishings. 5 East Battery closed at $18,250,000 plus $3,000,000 for contents. 2529 Atlantic Avenue on Sullivan's sold furnished at $13,500,000. At the top of the Charleston market a separate bill of sale for art, furniture and collections is routine, and it changes the tax, the appraisal and the negotiation. Because DHG's affiliation runs through Christie's, a seller with significant art, wine or furniture has a liaison to the auction house's specialists inside the same relationship that is selling the house, rather than a phone number and good luck.

Why the first two weeks decide it

The South of Broad record went to contract in 39 days. 18 Murray went under contract in a week without a public listing. A $7,250,000 Society Street house took seven days. The pattern is consistent: the right buyer is already looking, and the campaign has to arrive all at once. DHG launches a peninsula listing as an event. The film premieres, the property's own website goes live, the listing hits MLS and the 800-plus consumer sites that pull from it, christiesrealestate.com and the Christie's affiliate network, the Luxury Connection newsletter to 11,000 advisors, the launch email to a private database of 7,500, the social campaign, and the press pitch to the editors who cover Charleston. The same week, Damian calls the Christie's advisors in Miami, Park City, Los Angeles and New York who represent the likeliest buyer.

If a seller prefers discretion, the same network works privately. Several DHG sales have closed before the home was ever listed, and the Murray Boulevard sale shows that the peninsula's top buyers will act on a quiet introduction.

Who shows the house

A peninsula house carries things that do not read off a photograph: the view line from the second piazza, the elevation of the finished floor, the kitchen house that could be a studio. On the homes where it changes the outcome, a member of the DHG team is at the showing to explain them, and every private tour is by appointment with proof of funds or a lender letter in hand. Your home is not a public building, and it is not shown like one.

What decides the outcome

The house sells on three things the seller controls before launch: a complete file, an honest number, and a campaign that reaches the buyer where they already read. DHG prepares the first two with you and owns the third. The Seller's Field Guide at sellingwithdhg.com lays out the process line by line.

Questions

Frequently asked.

How long does it take to sell a South of Broad home?

Downtown Charleston averaged 52 days on market in 2025, and the best-positioned luxury homes have sold far faster: the South of Broad record went to contract in 39 days, an off-market Murray Boulevard sale in a week, and a Society Street listing in seven days. The first two weeks decide how the market reads a house, which is why the launch has to arrive all at once.

Do I need BAR approval to sell my house?

No, but buyers will ask for the approval history of any exterior work you have done, and they will ask what the Board of Architectural Review will allow next. Having that file ready removes a reason to hesitate.

Should I sell my South of Broad home furnished?

At the top of the market it is common for furnishings, art and collections to transfer under a separate bill of sale, as they did at 51 East Bay and 5 East Battery. Whether to offer it depends on the buyer and the tax picture. DHG discusses it before launch and, through Christie's, can bring in the auction house's specialists when the contents warrant it.
