The problem with the comp
A comparable sale is a house like yours that closed recently nearby. On the peninsula and the islands, the first condition fails before the second is tested. No two South of Broad houses are alike; a harbor-front lot on East Battery and an interior lot on Tradd Street can differ by a third of their value within a few hundred yards. Downtown luxury price per square foot ran about $1,600 to $1,900 in early 2026, a spread of nearly 20 percent before anyone has looked at the house. And the comps lag a rising market: 18 Murray Boulevard was bought in 2024 for $6,500,000 and resold in 2025, off market, for $15,200,000; 2407 Atlantic Avenue was bought in 2017 for $3,300,000 and sold in October 2025 for $13,000,000; 2529 Atlantic Avenue went from $9,100,000 to $13,500,000 in three years. A valuation that leans on the last recorded sale is pricing the house as it was, not as it is.
Sum of parts
DHG prices a house by valuing its parts against the closest evidence for each, then assembling them. The lot and its frontage: harbor, ocean, creek, marsh or interior, and how much of it. Orientation and the piazzas: south-facing, double, the breeze. Outbuildings and gardens: a kitchen house, a carriage house, a walled garden with a name attached. Construction quality and architecture: the date, the architect, the materials. Condition: what has been done, and when, and with what approvals. And the lifestyle the house makes possible that others in its band do not, which is the part a buyer from Greenwich is actually paying for. Each is valued against the sales that are comparable on that dimension, even when no single sale is comparable on all of them. The result is a range with a reason for every dollar of it, which is a stronger position in a negotiation than a number per foot.
Three strategies, and the seller chooses
With the range in hand, a seller picks the strategy. Market pricing, in line with the most recent comparable sales, generates consistent showings from day one. Strategic pricing, slightly below perceived value, widens the pool and creates urgency; it is how a Society Street listing at $7,250,000 went under contract in seven days in early 2026, and how the South of Broad record went to contract in 39. Aspirational pricing, at the top of the range, tests the market and requires patience, a timeline and the willingness to adjust if early activity does not support the number. The seller always chooses. DHG's job is to make the data clear enough that the choice is informed, then run the campaign that supports it.
What the wrong number costs
The data is unambiguous. Redfin's March 2026 analysis found a 10 percent overprice adds more than a month to time on market. Realtor.com's June 2026 analysis found homes closing by about the four-week mark sold for 1.8 percent more than homes at the average pace, while homes on the market 18 weeks or longer sold for 1.3 percent less; on a $4,000,000 house that spread is about $124,000. Charleston County's average days on market through September 2026 was about 49, up 11 percent, and 2025 days on market rose in every submarket. The market is not forgiving an overpriced house by waiting for it. It is letting it sit.
The 10/10 guideline
A guideline DHG follows, not a clause a seller signs: if ten days pass with no showings, or ten showings pass without an offer, that is the cue to talk about price. Most of that conversation happens along the way, because expectations are discussed from day one, so nothing arrives as a difficult call in week nine. The seller still chooses the number. The guideline means neither party waits for the market to choose it for them. DHG published what that looks like on a real listing that had already spent 303 days and four price cuts with another firm before it came to us, and closed above the band the analysis forecast.
An honest assessment, before the listing agreement
Every DHG seller receives a detailed comparative market analysis before a list price is agreed, and the first visit is a tour and a conversation rather than a pitch: we do not price a house we have not stood in. The analysis says what the house is worth and where the buyer is likely to come from. If the seller wants to go above it, DHG will say so plainly, and then decide together whether the gap is one the campaign can close.

What decides the outcome
A house with no comparable is priced on its parts, chosen by its seller and defended by its campaign. DHG supplies the analysis, the three strategies and the discipline to revisit the number before the market does it for you.
