Two shapes of waterfront
Daniel Island is a master-planned island town between the Wando and Cooper rivers, inside the City of Charleston in Berkeley County, with its own downtown along Seven Farms Drive, its own schools and a private country club at its center. Its luxury tier is deep water: Daniel Island Park on the club side, Smythe Park around the lake, the Wando frontage at Nobels Point, and Captain's Island, the 100-acre north-end enclave launched in 2017 with 99 homes on dockable creeks. Almost everything is newer than 2000 and the best of it is newer than 2020.
Mount Pleasant's luxury market is a thin ribbon along the harbor: the Old Village, listed on the National Register in 1973 and overseen by its own historic district commission, I'On, the New Urbanist neighborhood founded in 1995 on lakes and creeks, Olde Park beside it, and the deep-water lots on Hobcaw Creek and the Wando. The Old Village houses date to the nineteenth century; I'On's to the last thirty years. Both look back at the peninsula across the water.
The numbers
Daniel Island: 2025 median $2,110,000, 168 closed sales, 26 days on market, the shortest of any luxury submarket in the region. November 2025 alone produced $72,000,000 across 23 homes, seven of them above $4,000,000, including the island record at 123 Nobels Point Street, $12,500,000. By mid-2026 the single-family median had reached $2,400,000, up more than 40 percent year over year, and 344 Bayley Road on Captain's Island was listed at $14,900,000. As of December 22, 2025 there were 117 active listings and 56 under contract.
Mount Pleasant: Lower Mount Pleasant's 2025 median was $1,200,000 across 617 sales at 37 days, a figure that describes the whole town and not the waterfront. The Old Village bluff holds the town record, 100 Haddrell Street at $14,950,000 in April 2023, and produced 202 Bank Street at $14,000,000 in August 2025 to a New York buyer; 111 Live Oak Drive, built around 1870, sold for $8,550,000. I'On's top reaches toward $5,000,000, with 29 Duany Road listed in spring 2026 at $4,999,000 and 121 West Shipyard Road closing at $3,295,000 in February 2026; 742 Navigators Run in Olde Park sold for $3,995,000 in June 2026.
Who chooses which
Daniel Island draws the household that wants new construction, a dock, a club in walking distance and neighbors with children, and that values a market where a well-positioned house goes under contract in two weeks. The Mount Pleasant waterfront draws the buyer who wants a nineteenth-century house on a bluff, a village with a main street, the view of the Ravenel and the peninsula skyline, and the thinner inventory that comes with a neighborhood that was finished a century ago. Daniel Island's comparable set is rebuilt every year; the Old Village's is a few dozen houses that rarely trade.
The practical layer
Both are about fifteen minutes from Broad Street in ordinary traffic, Daniel Island by the Ravenel and the Mark Clark, Mount Pleasant by the Ravenel alone. Daniel Island has its own public and private schools on the island; Mount Pleasant's waterfront feeds the town's schools and the peninsula's independent schools. Both are in flood hazard areas, so the elevation certificate and the dock permit are part of every DHG file. On Daniel Island, confirm the club membership category and the association documents; in the Old Village, read the historic district commission's guidelines before planning any exterior change; on Hobcaw and the Wando, confirm the dock permit and the water depth at low tide.
If you are selling on either
A Daniel Island listing competes with new construction, so it is positioned against the newest comparable, filmed to show the water from the dock, and launched all at once, because the buyer pool is relocating from the Northeast and the Midwest and acts in the first two weeks. An Old Village or I'On listing has no true comparable and sells on its story: the bluff, the provenance, the view. It is priced by a sum-of-parts analysis rather than a price per square foot, and marketed through the Christie's network to the buyer who, as the recent record sales show, is usually from somewhere else.

What decides the outcome
Pick by the house you want to live in rather than the chart: new and fast on Daniel Island, old and rare on the Mount Pleasant bluff. DHG works both, pulls the elevation, dock and club documents before the offer, and markets a listing on either to the buyer where they actually live.
