Seabrook Island
Kiawah's quieter neighbor: a private island town with mandatory club membership, two courses and an equestrian center on the beach.
The island where everyone belongs to the club, because everyone has to.
Seabrook Island sits just past Kiawah at the end of Bohicket Road, about 23 miles from the peninsula: a private, gated town of roughly 2,400 acres with its own beach, two golf courses, a racquet club and the only equestrian center on the Charleston coast that rides on the sand. It is smaller and quieter than Kiawah, and it has one rule that shapes every purchase: club membership is mandatory on every sale, including resales, with a multi-year minimum commitment.
The 2025 market closed 100 sales at a median of $1,460,000 in 76 days, which makes Seabrook the entry point to the sea islands for a buyer who wants the gate and the beach without Kiawah's price. The top of the island, on the ocean and on the Bohicket and Privateer creeks, reaches well into the price band this practice works, and the island's buyer pool, like Kiawah's, is overwhelmingly from outside South Carolina.
Because the club, the property owners' association and the short-term rental rules all touch the closing, buying on Seabrook is as much a documents exercise as a house hunt. DHG assembles the file before the offer.
What the address actually buys.
- 01
A beach with horses on it
The Seabrook Island Equestrian Center offers beach rides, and the island's north beach at the Edisto inlet is as quiet as any on the coast.
- 02
The Seabrook Island Club
Ocean Winds by Willard Byrd and Crooked Oaks by Robert Trent Jones Sr., a racquet club, a beach club and the dining that organizes the island's year.
- 03
Bohicket Marina and Freshfields
The marina on Bohicket Creek at the island's gate and the village of Freshfields shared with Kiawah, with groceries, restaurants and services a few minutes away.
- 04
The quieter sea island
Less traffic than Kiawah, a smaller membership and a residential pace that suits a full-time retirement or a second home used often.
The island, by setting.
The oceanfront and the dunes
Houses and villas along the Atlantic and the north beach toward the Edisto inlet, where the island's highest sales occur.
The creek side
Lots on Bohicket Creek and Privateer Creek with deep-water docks, favored by boaters who keep a slip at the marina.
The golf courses
Fairway lots on Ocean Winds and Crooked Oaks, with the club at the center.
Bohicket Marina and Freshfields Village
The marina and the village at the gate, shared with Kiawah, which keep the island itself residential.
Seabrook Island in facts.
Only what we could verify. Where a number is missing, we would rather leave it out than guess.

Seabrook Island, answered.
Is club membership required on Seabrook Island?
Yes. Seabrook Island Club membership is mandatory on every property purchase, including resales, with a multi-year minimum commitment. Joining fees vary by category (golf, racquet, neighborhood, homesite) and are set annually by the Club. DHG obtains the current fee schedule and the SIPOA assessment directly before a client writes an offer.
Seabrook or Kiawah?
Kiawah is larger, pricier and more private, with membership tied to select properties and a first-half 2026 single-family median of $3,975,000. Seabrook is smaller and quieter, with mandatory membership on every sale and a 2025 median of $1,460,000. Both share Freshfields Village and Bohicket Marina at the gate. Buyers who want horses on the beach and a smaller club choose Seabrook.
How is Damian Hall Group different from other Seabrook agents?
Roughly eight in ten sea-island buyers come from outside South Carolina, and DHG already reaches them through Southern Escapes and the Christie's International Real Estate network. For a Seabrook seller at the top of the island, that national audience and an in-house film studio are the difference.
