Daniel Island

A planned island town with deep-water docks, a country club at its center and the fastest-moving luxury market in the region.

Daniel Island real estate

Twenty-six days. The region's quickest luxury market.

Selling here  ·  Buying here

Daniel Island is the master-planned island town between the Wando and Cooper rivers, fifteen minutes from the peninsula by the Ravenel and the Mark Clark. It has its own downtown, its own schools and its own country club, and it has become the Charleston address for households that want new construction, a dock and a neighborhood in one package.

The luxury end has moved quickly. In 2025 Daniel Island closed 168 sales at a median of $2,110,000 with just 26 days on market, the shortest of any luxury submarket in the region. November 2025 alone produced $72,000,000 across 23 homes, seven above $4,000,000, including 123 Nobels Point Street at $12,500,000. By mid-2026 the single-family median had reached $2,400,000, up more than 40 percent, and Captain's Island, the 99-home enclave launched in 2017 on the island's north end, carried the most expensive open-market listing on the island at $14,900,000.

Buyers come here for deep water and for a community that runs itself. Sellers do well when the home is positioned against the newest construction, because on Daniel Island the comparable set is being rebuilt every year.

What to love

What the address actually buys.

  1. 01

    Deep water and docks

The Wando, the Cooper, Ralston Creek and Beresford Creek give the island more dockable lots than any other submarket this close to downtown.

  2. 02

    The Daniel Island Club

A private club at the center of the island's park side, with golf, racquet sports and the social calendar that organizes the neighborhood.

  3. 03

    A town, not a subdivision

Downtown Daniel Island along Seven Farms Drive carries restaurants, offices, a grocery and the schools, so the day does not require the bridge.

  4. 04

    New construction at the top

Captain's Island and the newest park-side streets are where the architecture and the price ceiling are set, and where the island's highest sales have closed.

The streets and sub-areas

The island, by section.

Captain's Island

The 100-acre north-end enclave launched in 2017 with 99 homes, many on dockable deep water. A home on Old Compass Road sold for nearly $10,500,000 in 2024, then the island record, and 344 Bayley Road was listed at $14,900,000 in 2026.

Daniel Island Park

The club side of the island, around the golf course and Ralston Creek, with the largest lots and the custom homes that anchor the top of the market.

Smythe Park

The lake-side neighborhood of larger homes and parks nearer the island's center, a step from downtown Daniel Island.

Nobels Point and the Wando waterfront

The deep-water streets along the Wando River. 123 Nobels Point Street sold for $12,500,000 in November 2025.

How is Damian Hall Group different from other Daniel Island agents?

DHG works Daniel Island listings alongside the Christie's affiliate for Charleston, and brings the studio, the Southern Escapes audience and the Christie's network to a market where the buyer is usually relocating from the Northeast or the Midwest. The practice works from $2,000,000, which on Daniel Island covers the island's upper half, from Daniel Island Park to the deep-water and Captain's Island tier.
